What do I need to bring?

Bring you personal care products. Our rental is fully equipped and has many amenities. This brief checklist includes shows what is included.
 

Bathroom Tissue, Paper Towels, Napkins, Aluminum Foil, Plastic Wrap, Coffee Filters, Garbage Bags, Condiments, Dishwashing Liquid, Bath Soap, Shampoo, Laundry Detergent, Hangers, Hair dryer, Hand Towels, Beach Towels, Beach Chairs, Beach Umbrella.

Can I bring the family pet?

The majority of houses and condos prohibit PETS. If a pet or evidence of a pet is found in these properties, immediate eviction and a forfeiture of rent will occur.
 

What furnishings do properties include?

Our rental property is equipped with the following, UNLESS OTHERWISE INDICATED:

 

Bed Linens, Blankets,  All Towels, Washer/Dryer, Air conditioning, Dish hopper and 3 TV, PS3 w/ Games, Refrigerator, Dishwasher, Stove/Oven, Microwave, Toaster, Coffee maker, Blender, Cookware, Dishes, Flatware, assorted Glasses (wine glass), Alarm clock, 2 BBQ grill, Ipod dock.

Can we grill out on the terrace?

A: Yes. You have a grill on the 1st floor terrrace, and their is a 2nd grill on the third floor terrace, good for evening hours. Please make and efford to clean-up after use.

What are our departure responsibilities?

A: Leave property reasonably clean and in reasonable order, Leave kitchen items (dishes, cookware, etc.) clean. Dispose of all trash in proper outside containers, close all doors and windows. You can leave all beds unmade and linens on the floor. These will be replaced.

Does my vacation property have internet access or Wifi?

A: Yes, our property provide free broadband Internet access, and Wifi. Currently reaching the palm trees next to the beach.

Is there a maximum number of vehicles allowed at a property?

A: You will receive two parking spacing which are assigned to you upon arrival.

How do I check out?

A: Check-out time: 11:00 a.m. Prior to departure contact Marco or Magda Rosado at 787-636-8440 so that we can pickup keys and see you off.

  • Wash and put away all dishes

  • Empty all trash cans into large outside containers

  • Do not make up the beds.

  • Remove all food from the refrigerator and cabinets

  • Check all closets, drawers and under beds for personal belongings

  • Check to make sure you have not packed any dishes or containers with your belongings

  • Close all windows and exterior doors

  • Turn off air conditioning units..

What are the benefits of renting a condo or beach house rather than a hotel room?

A: Space and savings top the list of reasons beach house rentals are so attractive; you can pay 50% less per square foot and you can share that cost with family and friends. In addition to your private bedrooms and baths, the bonus is a private balcony or terrace usually overlooking the ocean, a living/dining area and a fully equipped kitchen.

Rental Occupancy and Visitors

  • All rules and regulations at each property must be strictly observed.

  • VillaNicky has a "Occupany of 7 People" this number indicates the maximum number of occupants allowed in our property at any one time. (Exceptions for infants under age 2 only).

  • No outside visitors allowed without permission from the hosts. We do not allow parties on the property.

  • Only responsible adults of legal contractual age may contract for rental. Legal renter named on the rental agreement must occupy property during dates listed on the agreement. Identification must be furnished upon request.

  • Absolutely NO HOUSE PARTIES ALLOWED.

*Please Note: Violations of rental occupancy restrictions are grounds for IMMEDIATE EVICTION AND FORFEITURE OF RENT.

Locked Owner's Closet.

Locked owners' closets are not included in your rental.

Were can I get groceries for my stay at Villanicky.

There is an Econo Supermarket in town on Route #115. Exit villanicky to right and continue to Econo supermarket on left. Note on sundays it opens after 11 am and closes at 7:00 PM.

What are the House Rules or Guidelines?

Guidelines and House Rules

 

While you are our guests, we ask that you please observe these house rules.

 

VillaNicky is privately owned and reflect our needs and tastes. Regardless of  property's size, occupancy is limited to the maximum of seven people.

 

1. Check-in time is at 3:00 PM, and Check-out time is at 11:00 AM. Please call owner Marco with your estimated time of arrival and when you’re on your way to the house at 787 636-8440. If you come in after 10:00 p.m., please be as quiet as possible.

 

2. Smoking is prohibited within the house. If anyone smokes in the vacation rental tenant will forfeit the entire damage deposit. Renters agree that lost keys will incur a replacement cost of $50 per key.

 

3. Pets are strictly prohibited.

 

4. All children (under 18 years old) must be supervised by an adult (over 18 years old) at all times while on our property and using our amenities.

 

5. Please be courteous to and respectful of our neighbor and their homes. Be considerate during quiet hours which is from 9 pm to 8 am. Amplified sound that is audible beyond the property boundaries is prohibited. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages.

 

6. You have two designated Vehicles parking area (Floor making 6-7 and 6-8)

 

7. This unit comes equipped with high speed wireless internet access and cable TV through choice cable. Internet access code will be provided along with the keys. If you do accidentally break something, please let us know.

 

8. Clean any spills up immediately.  Do not cut directly on the countertops, use dishware or cutting board provided. Do not use steel scourer cleaning sponge on stove surface. Do not move the furniture or sit on it with wet swimsuits or with suntan oil. The gas grill and cooking tools are available for your use. Please clean up afterwards. Trash collection is Mon, early morning. The Trash bin with wheels must be pulled out onto street the night before.

 

9. Use outside shower to wash all sand off before entering the building.

 

10. Do not flush sanitary products down the toilets.

 

11. Turn off all AC units, lights and fans whenever possible.

 

12. Be cautious with your personal belongings. Its always best to lock the door when you leave the property.  Be mindful of leaving valuables in your car.  we are not responsible for any theft.

 

13. Please make yourself at home at VillaNicky, this includes the complex at Punta del Mar as well as the beach area. You will notice everyone is lightly dressed or in bathing suit. Please clean up all time. We would like to keep the beach area and VillaNicky clean, so everyone may enjoy a clean stay.

 

14. No outside visitors allowed without permission from the hosts. We do not allow parties on the property

 

15. Please be mindful of the surf. Our shorelines face the open oceans for thousands of miles. Rogue waves can appear even in calm surf conditions. No life guard is on duty at the beach. Be safe never be alone on the beach. A emergency safety kit is located in the kitchen closet. In case of an emergency, call 911.  This is Punta del Mar Rincon, Carr 115 Km 17.5.  Apt D30.

Is their a Pool and what is a Beach Club Pass?

Yes, there is a pool, Fitness room, basketball court, and a tennis court. This is operated by HOA and a seperated Fee will apply. A Beach Club Pass gives you and up to 8 guest full access to the pool, and fitness room. The tennis court has a seperate fee of $40/hr. There are 5 free public tennis court available on route 115 about 5 minutes away.

Booking and Reservation.

When do I pay my Initial Reservation Payment?

After choosing our property and checking availability, click the “Book It” button and follow those easy steps. A Non-refundable deposit of 20% of the total reservation must be received to secure a reservation. Your initial reservation payment can be made via Flipkey, Tripadvisor or Airbnb, which ever one you feel comfortable with.

What is your cancellation policy?

1) Cancellations made more than 30 days prior to check in will receive a full refund.

2) Cancellations made less than 30 days prior to check in will forfeit deposit and rental balance payment.

3) We strongly encourage you to get travel insurance so a cancellation can be recovered.

When is final payment due?

A: Final payment (balance due after Initial Reservation Payment has been paid) is required 30 days prior to arrival. A final Payment reminder will be issured by the service provider you chose when making the initial reservation. Either Flipkey, Tripadvisor or Airbnb, note make payment on time to avoid cancelation.

Security Deposit

A security deposit of $200 is required prior to arrival. The Authorization converts to a charge for any missing/broken/damaged items, extra check out cleaning & for a drain or toilet that requires clearing due to Guest clogging the drain or toilet. If anyone smokes in the vacation rental tenant will forfeit the entire damage deposit. Renters agree that lost keys will incur a replacement cost of $50 per key. Authorization may convert to a charge for damage to the rental unit, missing contents, or for exceeding the number of allowed overnight guests. Please review our Rental Policy.

We Recommend That You Obtain Travel Insurance Because Cancellation Policies Are Adhered To.

Cleaning Fee

There is a $100.00 checkout cleaning fee. Please clean up at all time. We would like to keep the beach area and VillaNicky clean, so everyone may enjoy a clean stay.
 

Can I rearrange the furniture.

Rearranging furniture or taking inside furniture or electronics outside is not allowed.

Are there Local Attractions?

Rincon is best known for its scenic beaches, breathtaking sunsets, and ample surfing opportunities, Rincon offers its residents and visitors an abundance of unforgettable sights. Although relaxation is one of the most popular pastimes in this coastal Puerto Rican town, tourists should schedule some time to feast their eyes and ears on Rincon's most notable offerings. Below are some of the town's can't-miss attractions and activities:

 

  • Punta Higuero Lighthouse: Built in 1892 and renovated in 1922, this historic lighthouse is located just north of Rincon and is still fully operational today. Also referred to as El Faro Lighthouse, it rises more than 100 feet above the Caribbean waters, offering a spectacular ocean view from its observation deck. Maritime buffs will enjoy the culture-rich nautical museum, complete with shipwreck artifacts.

Can you tell me what beachs are in Rincon?

The site of the International Surfing Championships in 1968, Rincon is one of the world's top surfing locales, offering six scenic beaches along the Atlantic and the Caribbean. With dozens of beaches from which to choose, you're sure to find your own little corner of paradise at the junction of the Atlantic and the Caribbean. The public beach attracts thousands of families each year with its calm, pristine waters, clean shoreline, and convenient amenities. Swimming, snorkeling, and sunning are among the activities of choice. Below are some of the most popular shores frequented by tourists and locals:

 

  • Antonio's Beach: As you walk to the right on Sandy Beach it turns into Antonio's Beach just after the parking lots near Casa Isleña. Named after the owner of the land that borders the beach, this section is much quieter than Sandy Beach and extends all the way over to the area near the parking lot.

  • Dogman's Beach: A haven for advanced surfers, Dogman's Beach attracts a large number of locals who enjoy the powerful and sizable waves. The aptly named "Toilet Bowl" is notorious for pulling surfers underwater into its swirling current.

  • Indicators Beach: Although its rocky coast makes swimming difficult, Indicators attracts a steady stream of intermediate to advanced surfers. Its proximity to the historic Rincon Lighthouse Park increases its appeal. In the off season, Indicators Beach provides a quiet, intimate setting with minimal traffic.

  • Tres Palmas: Also known as "Steps Beach," this stretch is a favorite of seasoned surfers. During the off-season, its calm waters-the site of the Tres Palma Marine Reserve-are ideal for snorkeling.

  • Maria's Beach: A hub of surfing activity during the main tourist season, Maria's Beach consistently offers up thrilling sets of waves. During the off-season, the beach calms down considerably, providing a serene site for sunbathing and relaxing.

  • Spanish Wall Beach: Beachcombers seeking a secluded, remote coast will find it here. Spanish Wall Beach can only be reached on foot via coastal trails from Domes Beach. The site offers some of the best surfing in Rincon, attracting wave-riders of all levels.

  • Playa Domes: A great site for wave-riding or whale-watching, Playa Domes hosts numerous surfing competitions. Located near the scenic Rincon Lighthouse, the stretch is named for the dome of the nuclear power plant that was once in operation there. With waves topping out at 10 feet high, Playa Domes Beach is a popular choice for those new to the sport of surfing.

  • Sandy Beach: The main beach of Puntas, Sandy Beach is nestled along the northern coastline of Rincon. An eclectic variety of bars, restaurants, and lodging facilities are located along its coast. From the lighthouse I seen an Island.

Desecheo Island is a small, remote island near the western coast of Puerto Rico, Desecheo Island was originally discovered by Christopher Columbus during his second voyage to the New World. Unoccupied except for a herd of wild goats, it serves as a scenic destination for Rincon tourists looking to get off the beaten path and experience the remoteness of an isolated tropical islet. Although not a part of the banks of Puerto Rico today, historic geologists believe the island may have been connected to the U.S. territory at one time.

With crystal-clear waters, beautiful coral reefs, and visibility of up to 150 feet, Desecheo Island is a prime destination for diving and snorkeling enthusiasts. The waters around the island's banks are open for diving, but Federal law prohibits unauthorized access to the island itself due to undetonated military artillery. Desecheo provides diving opportunities for experienced divers and beginners alike. A diverse, colorful array of marine life can be spotted in the easily navigable waters around the island. In addition to fish, sponges, and caverns, divers may also spot the occasional unexploded artillery that has sunk to the ocean floor. On the island's southwest corner, a protected cove provides divers and snorkelers with a prime spot for indulging in their preferred water sport. More than 20 dive sites can be accessed in the waters surrounding Desecheo.

Located approximately 12 miles from the surfer town of Rincon, Desecheo Island can be accessed using one of the local touring companies. One of the most popular diving companies is Taino Divers. Conveniently located at the Rincon Marina, Taino also sells high-quality diving and snorkeling gear and accessories. Daily expeditions depart the shop at 8:00 AM each day during the tourist season.
